POWER OF ATTORNEY DEED
KNOW YE ALL MEN BY THESE PRESENTS THAT I ___________ DO HEREBY APPOINT AND CONSTITUTE son / daughter of _your grandfather name________________________________ (hereinafter called "Attorney" who has subscribed his/her signature hereunder in token of identification) and at present residing at ___father's residence address__________________________________ to be our lawful attorney in our name and on our behalf to do any one or all of the following acts, deeds and things, namely :-
To Purchase House Sites, Flats, Lands or any other immovable properties anywhere in India in the name of myself, get the same registered in my favor, construct, maintain, let-out, mortgage or sell as the situation so warrants to do all acts to deal with any properties purchased in my names.
To purchase House Sites, Flats, lands or any other immovable properties on my behalf and to enter with Agreements for sale and/or to sign in the sale deeds in the name of myself and make payments to then for and to present such agreements or sale deeds for registration before the appropriate Registrar/Sub-Registrar of Assurance of place or any place in India as may be necessary.
To obtain possession of properties or flats as and when the same is ready for occupation, measure, fence, maintain, on my behalf.
To work, manage. Employ laborers, Managers and/or to remove them, control and supervise the management of all and administer my properties now and/or here after belonging to us and develop the same.
To negotiate on terms for and to agree to and enter into and conclude any agreement of purchase of any properties from the Seller/Sellers or his/her/ their power agent at such price my said attorney, in his absolute discretion, thinks proper, pay any advance or part of sale consideration to the Seller/Sellers of his/her/their power agent and/or to cancel and/or repudiate the same.
To pay the sale consideration directly or before the registering authority and to accept the purchase in front of the registrar. Upon such payment of the sale consideration to sign any Sale Deed/Sale Deeds in my name and other relevant forms & documents related to the registration.
To negotiate of terms for and to agree to and enter into and conclude any agreement of purchase of properties totally or part there of belonging to the Seller/Sellers/Promoters more fully described in the schedule hereunder, at such price which my said attorney, in his absolute discretion, thinks proper, give any advance or part of sale consideration to the seller/sellers or from his/their power agent and/or to cancel and/or repudiate the same.
To execute any rectification deeds related to the any documents/properties registered (purchase) with mistakes on my behalf.
To present such deed/deeds, to the concerned registering authority for us, in my name for and to have the said sale/purchase/settlement/rectification registered and to sign related documents, petitions, forms etc.,.
And to do all acts, deeds and things, which my attorney shall consider necessary for conveyance of the property to the seller/sellers or the promoters as fully and effectually in all respects as I could do the same myself.
To accept and withdraw on my behalf any compensation payable to me for acquisition or compulsory purchase, requisition or hiring of the schedules or any lands or buildings belonging to my estate by the Government or competent body or authority.
To effect mutation or separation of holding in the Revenue and/or Municipal Records and sign all applications or objections.
To mortgage the scheduled property or any other acquired properties of myself with any bank and obtain loan to develop the same to repay the said loan in lump sum or in installments and retrieve the mortgage.
To make, represent, appear, sign and act in all matters related to my properties with government (state or central) local bodies like, Corporation, Municipal, Townships, Town Planning Offices, Electricity Board and other offices etc., required by law in connection with the management and development of my property/properties.
To sign, verify and file applications for execution of decrees or orders of any court, and to purchase at court auction sales in execution of decrees up to the amount of decree on my behalf.
To invest all surplus moneys belonging to me or the incomes from my properties, in any of the nationalized bank.
To appoint engage on my behalf pleaders, advocates or solicitors when ever my said attorney shall thinks proper to do so and to discharge and/or terminate his or their appointment regarding my property/properties.
To initiate, defend and prosecute enforce or resist any suit or other action and proceedings, appeals in my court in connection with my property/properties for me and also to compromise, compound or withdraw cases regarding the said property/properties.
He is authorized to do all such acts, deeds and things including signing any papers/documents as are necessary and incidental to the above AND that any act or statement or writing of my said Attorney in pursuance hereto shall be deemed to be fully authorized and rectified by me.
